Anyone who’s finished real estate school of SC will remember that day they were told the importance of attending home inspections. While it may be information that gets lost due to the fast-paced real estate industry, it is actually extremely important regardless of who the agent represents: buyer or seller.
A real estate transaction can fall apart because of the failure to plan for home inspections. It is important that the real estate agent is present for any home inspections because they will be in charge of many things that happen during it. Below is their role during home inspections.
Home Inspections Are Never The Same
Because homes differ a lot and the preferences of a buyer or seller differ as well, the things that a home inspector focuses on may not be as apparent to them. Even if the home inspector identifies any issues with a particular room, if a buyer is already sold on the property because they saw a different room, then the information might not even be given to the real estate agent.
This is going to become a huge dilemma for the real estate agent because they won’t be able to justify not stopping the transaction from proceeding because they weren’t privy to the home inspection results in the first place.
The Real Estate Agent Should Know All
The job of a real estate agent is to know as much information as they can about a property. With the help of a home inspector, this can be made possible. A real estate agent can’t really be depended on to know the ins and outs of different features of a house especially niche elements.
While a real estate agent may develop knowledge over time with general things such as electricity, water, and heating, a home inspector will still be required to assess the property. The agent should be there for the information to be relayed.
Negotiation Is A Lot Tougher When The Real Estate Agent Wasn’t Present During Inspection
If a real estate agent isn’t completely aware of the situation of a property, they won’t be able to provide a concrete judgment call or even a suggestion to the buyer or seller of the property.
This means that one side will be able to influence the negotiations more especially if they hired the home inspector and their own real estate agent was present on the day of inspection.
Representation Means Being The Barrier As Well
Being the sponge of every information regarding the property is something that is taught to everyone at real estate school of SC. It is the job of the real estate agent not only to represent the client but to ensure that they convey information clearly as well.
Something might sound better to the untrained ear and something might look great to the untrained eye. The real estate agent should make sure that their client isn’t deceived, or at least overwhelmingly convinced, without being told the rest of the information. To do that, the agent should always be accompanying the client.
